HO-3 vs. HO-5 homeowners policies in Minnesota

Reasons Insurance, LLC: independent insurance agency

As of October 31, 2026.

The usual difference is how your belongings are treated: an HO-3 commonly covers the house on an open-perils basis but your personal property only for named perils, while an HO-5 commonly extends open-perils treatment to your belongings too. Insurance companies write their own versions of these forms, so the policy wording, not the label, decides.

The usual difference

  • HO-3 (often called "special form"): the house is usually covered on an open-perils basis, meaning covered unless the policy excludes it. Belongings are usually covered only for the perils the policy names.
  • HO-5 (often called "comprehensive form"): usually extends open-perils treatment to your belongings too.
  • Both forms still have exclusions. Flood and earth movement are common examples, and each policy has its own deductibles and limits.

Why it matters in the north metro

  • Older homes with original plumbing or wiring may be reviewed differently by underwriting.
  • High-value belongings may need scheduled coverage under either form.
  • Water backup is often a separate endorsement under either form.

Questions for your review

  • Which form is your policy, and how does it treat personal property?
  • Does it settle losses at replacement cost or actual cash value?
  • Which special limits apply (for example jewelry, cash, firearms, collectibles)?
  • Would a different form change anything for your home, and is one available for it?
